What Commercial Lighting Work Involves
Designing and installing lighting for the way a space is used, which is a different exercise in a warehouse, a restaurant, a shop floor and an office, and getting the switching and controls right so it is usable.
It covers new installations, replacing failed or failing systems, and the retrofit of older fluorescent, metal halide and high pressure sodium to LED, which is the single most common commercial lighting job in this region right now.

Both states are licensed, so a business with locations either side of the border is one contractor rather than two.
LED Retrofits and What They Actually Save
Retrofitting an older commercial lighting system to LED is usually the clearest return available in a commercial building, and it is worth doing the arithmetic properly rather than on a rule of thumb.
The saving comes from three places and only one of them is the lamp. The wattage drop is the obvious part, and on an older fluorescent fixture the ballast draw has to be counted too, which people routinely forget. The second is maintenance: a warehouse high bay at twenty feet costs more to relamp than to run, and LED largely removes that cycle. The third is that many older systems are simply not producing the light they used to, so the space is under-lit as well as expensive.
The hours are what decide it. A fixture running two hours a day takes a long time to pay back; the same fixture in a facility running two shifts pays back quickly. Commercial electricity rates in New England are among the higher ones in the country, which shortens every payback here compared with the national figures manufacturers quote.

Warehouse, Industrial and High Bay Lighting
High spaces have their own problem: the light has to travel, and the fixtures are difficult to reach.
Metal halide and high pressure sodium high bays were the standard for decades and are now the clearest retrofit candidate in any building that has them. They draw heavily, they take minutes to restrike after a power blip, and their output falls off substantially over life, so a warehouse lit adequately when the fixtures were new is frequently well under target by the time anyone looks at it.
The retrofit is not simply a like-for-like swap. The distribution pattern of an LED high bay differs from a metal halide one, so fixture spacing and aisle alignment need checking rather than assuming. Racking layout matters more than floor area: light down the aisle is what people work by, and a layout designed for an open floor lights the tops of racks instead.
Motion sensing is where the additional saving sits in a warehouse. Aisles that are occupied intermittently do not need full output continuously, and high bay LED responds instantly where the old fixtures could not.
Retail and Restaurant Lighting
In retail the lighting is part of the merchandising, and it is one of the few electrical decisions a business owner will notice every day.
Ambient light, accent light on the product and the window display do different jobs, and a space lit uniformly and flatly sells worse than one with a deliberate hierarchy. Color temperature and color rendering matter here more than anywhere: merchandise under a poor quality source does not look like itself, which is a direct commercial problem in clothing, food and anything where color is the purchase.
Restaurants run the same design question toward atmosphere, with a hard practical constraint behind it. The dining room wants warm, dimmable, layered light. The kitchen wants high output, cleanable fixtures rated for the environment, and adequate light at the line. They are two different lighting designs in one space, and the transition between them is usually where it is got wrong.
Both are usually done as part of a tenant fit-up, which is the right time: the fixture layout follows the furniture and fixture plan, and it is far cheaper to decide before the ceiling is closed.
Office and Workplace Lighting
Office lighting is judged by whether people can work under it all day without noticing it, which is a harder target than it sounds.
Glare is the usual failure. A bright source in the field of view or a reflection on a screen produces complaints that get described as the lighting being too bright, when the fix is usually the fixture type or its position rather than the level. Uniformity matters too: moving between a bright and a dim zone repeatedly is tiring in a way people do not attribute to the lighting.
Controls carry the rest of it. Daylight harvesting near windows, occupancy sensing in meeting rooms and toilets, and zoning that matches how the floor is actually used rather than how it was drawn. In many commercial buildings the largest single lighting saving is turning off what nobody is using, and that is a controls job rather than a fixture job.
Emergency and exit lighting is a code requirement in commercial space rather than an option, and it needs testing rather than just installing.
Exterior, Parking Lot and Security Lighting
In New England this is not a minor item. It is dark before five for a large part of the year, and a commercial property with poor exterior lighting is a liability question as much as a convenience one.
Parking lot pole lighting, wall packs, building and sign lighting, and lighting at entrances and loading areas are the usual scope, and on a managed site it is frequently handled alongside the rest of the property management electrical work. The requirements are uniformity across the lot rather than bright pools with dark gaps between them, control of light spilling onto neighboring property, and fixtures that survive a New Hampshire winter.
LED has changed exterior lighting substantially. The output is immediate rather than a warm-up, the distribution can be aimed properly onto the surface that needs it, and the maintenance on a pole fixture that needs a lift to reach is the real saving.
Photocell and timer control is worth getting right rather than accepting as installed. Lights burning through daylight on a commercial property is a visible and continuous waste, and it is usually a failed photocell nobody has looked at.
Lighting Controls, Sensors and Code Requirements
Commercial lighting controls are not an upgrade in most new work. They are a requirement, and they are also where the operational saving lives.
Occupancy and vacancy sensing, daylight response, time scheduling and multi-level switching each reduce what is burning when nobody needs it. The common mistake is specifying sensors and then commissioning them badly, so time-outs are too short and people are left sitting in the dark, or too long and nothing is saved. Commissioning is part of the installation, not an afterthought.
Zoning should follow how the space is used. A floor switched as one zone gets lit entirely for one person working late, and that is a design failure rather than a behavior problem.
On a retrofit, adding controls at the same time as the fixtures costs a fraction of doing it as a second project, because the access, the lift and the ceiling work are already happening. Where a retrofit drops the lighting load substantially it also frees capacity in the building distribution, which occasionally makes room for something else that would otherwise have needed a service change.
Planning a Lighting Project Around a Working Building
Most commercial lighting work happens in an occupied building, and how it is scheduled decides how disruptive it is.
A retrofit is generally done area by area, with the power to that circuit off and the rest of the building running normally. In retail and food service it goes out of hours; in a warehouse it frequently fits between shifts; in an office it happens after hours or one zone at a time.
Where a lift is needed, which is the case in most high bay and exterior work, the access is often the constraint rather than the electrical work. Racking that needs clearing, vehicles that need moving, floor conditions that a lift can work on. That gets established on the survey rather than discovered on the day.

Commercial Lighting Questions, Answered
Is an LED Retrofit Worth It for a Small Commercial Building?
It depends far more on running hours than on building size. A small unit running fourteen hours a day pays back faster than a large one running four. Fixture height matters too, because anything needing a lift to relamp carries a maintenance cost that LED largely removes.
Can LED Fixtures Just Replace the Old Ones One for One?
Sometimes, but it is worth checking rather than assuming. LED distributes light differently from metal halide or fluorescent, so the same positions can leave dark aisles or over-light open areas. On a high bay retrofit the spacing check is the part that decides whether the result is good.
Do Commercial Buildings Have to Have Lighting Controls?
In most new commercial work and significant alterations, yes. Occupancy sensing, daylight response and scheduling are code requirements rather than options, and they are also where the ongoing saving comes from.
How Often Does Emergency Lighting Need Testing?
Commercial emergency and exit lighting requires periodic function testing and a longer duration test, and records are expected. It is one of the items that most often turns out never to have been done, and it is straightforward to fold into a maintenance visit.
Can Lighting Work Be Done Outside Trading Hours?
Yes, and for retail and food service it usually should be. A retrofit is done area by area, so only the circuit being worked on is off. High bay and exterior work is scheduled around access rather than around the electrical, because the lift is usually the constraint.
What Color Temperature Is Right for a Commercial Space?
It depends on the use. Warmer light suits dining and hospitality; neutral suits offices and retail; cooler suits industrial and warehouse. Color rendering matters as much as temperature wherever the product being sold has a color, which includes food, clothing and anything finished.
