Rough-In and Trim-Out: the Two Visits That Matter

Remodel electrical work happens in two visits at specific moments, and getting the sequencing right is most of what makes a project run smoothly rather than badly.

Rough-in comes after demolition and framing and before anything closes up. Every cable run, every box set, the panel work done, and it is inspected before insulation and drywall. This is the moment that cannot be revisited cheaply, which is why the layout has to be decided before the walls close rather than when the fixtures arrive.

Trim-out comes after the cabinets, counters and finishes are in. Devices, fixtures, appliance connections and the final inspection.

What Has to Be Decided Before Rough-In

The appliances, the layout and the lighting, and all three before the walls close rather than during.

Appliances decide circuits. A gas range needs an outlet for the igniter; an induction range needs a dedicated 240 volt circuit sized to the appliance. A built-in microwave, a second oven, a wine fridge, a warming drawer and a pot filler each add something. Knowing the models is ideal and knowing the types is the minimum.

Layout decides routes. Where an island sits determines whether a floor feed is needed and where it comes up, and that is one of the few things genuinely difficult to change once the subfloor is closed.

Lighting decides the ceiling and the cabinet chases, both closed at rough-in. Under-cabinet lighting needs a chase and a switch loop planned in advance, which is why the lighting design belongs at the start rather than at the end.

Kitchen Remodel Electrical Scope

A modern kitchen is the most electrically demanding room in a house and the scope is almost always larger than people budget for.

Current requirements call for two dedicated small appliance circuits at minimum, plus dedicated circuits for the dishwasher, the disposal, the refrigerator and a built-in microwave, a 240 volt circuit for a range or cooktop, and lighting on its own circuits separate from the outlets. Countertop outlets have spacing requirements, islands and peninsulas have their own rules, and all of it needs GFCI protection with AFCI on most of it.

A kitchen from the 1970s frequently has two or three circuits doing all of that, which is why getting from there to a current kitchen means new circuits run from the panel rather than anything that can be done at the outlet.

Bathrooms, Basements and Additions

Each has its own requirements and each is a different conversation from a kitchen.

A bathroom needs a dedicated circuit for the receptacles, GFCI protection throughout, ventilation that is properly interlocked or switched, and lighting that puts light on a face at the mirror rather than on the top of a head. Heated floors, if they are going in, need their own circuit and their own thermostat and have to be decided before the floor is laid.

A finished basement is effectively a new floor of the house: circuits for outlets and lighting, egress lighting where required, and frequently a sub-panel because the load is concentrated in one place. Damp is the constant, so anything below grade needs the appropriate protection.

An addition is a new build attached to an old one, and the interesting part is usually the join. The existing service has to carry it, the existing panel has to have space, and the old wiring at the boundary is often where the surprises live.

When a Remodel Triggers a Service Upgrade

Often enough that it is worth checking at the design stage rather than discovering at rough-in.

A remodel adds load. An induction range replacing gas, a heated bathroom floor, a finished basement with its own circuits, or an addition with heating and cooling all land on the same service. In a New Hampshire house that was wired when the heat was oil and the range was gas, two or three of those together is what pushes a 100 amp service past what it can carry.

The check is a load calculation on what the house will be rather than on what it is, and the load calculator runs it in a few minutes.

Where the answer is that the service needs upgrading, doing it as part of the remodel is considerably cheaper and less disruptive than doing it afterwards. Panel and service work alongside a remodel shares the access, the mess and the making good.

Rewiring While the Walls Are Open

If the house has old wiring, a remodel is by a distance the cheapest moment you will ever get, and passing it up is the decision people regret.

The expensive part of rewiring is access: opening walls, fishing cable, then patching, priming and painting. During a remodel the walls are already open, the cabinets are already off, the floor is up in places, and somebody is already on site making good. The marginal cost of running new circuits to the rest of the floor while the room is stripped is a fraction of the same work as a standalone job.

It applies most in the older stock where the room is being remodeled precisely because the house is old. A farmhouse around Henniker, Hopkinton, Warner or Bradford, or an older house in Manchester, Concord or Keene, very often has knob and tube or cloth-covered cable still live somewhere, and the kitchen or bathroom wall is frequently the route to it.

Even where a full rewire is not warranted, a remodel is the moment to add the GFCI and AFCI protection the rest of the floor is missing.

Permits and the Two Inspections

Remodel electrical work is permitted and inspected twice, at rough-in before anything is closed up and at final after everything is in. The permit is pulled by the licensed electrician and the town carries out both.

The rough-in inspection is the one that most affects the schedule, because nothing can be closed until it passes. Drywall waits, and every trade behind it waits. A delay there is one of the more common causes of a remodel slipping and it is largely avoidable by having the work genuinely finished when the inspector arrives rather than nearly finished.

The value of the permit outlasts the project. A kitchen or a bathroom is what buyers look at hardest, and a remodel with no record of inspected electrical work is a question at every future sale.

Unpermitted work found during a sale is one of the more common reasons a closing is delayed, and putting it right retrospectively always costs more.

Working With a General Contractor or Direct

Both are normal and the difference is who holds the sequence rather than who holds the electrical scope.

On most larger remodels there is a general contractor running the programme, and the electrical fits into that sequence. We subcontract to GCs regularly and it is a straightforward arrangement: they hold the schedule, we hold the electrical scope and the permit for it.

On smaller jobs there is frequently no GC and the homeowner is coordinating trades directly. That works, and it puts the sequencing responsibility on whoever is holding the completion date. It is worth being honest about that, because the rough-in inspection is the gate every other trade waits on and somebody has to be watching it.

Either way the electrical scope comes from the appliance and fixture schedule, so that is the thing worth settling first regardless of who is running the job.

How Long Is the Electrician on Site for a Remodel?

Less time than people expect, at two moments the rest of the schedule bends around. Rough-in is usually a couple of days depending on how much has to be run, trim-out is usually a day, and the wait for the rough-in inspection is frequently the longest part.

What Happens If the Rough-In Inspection Fails?

The work is corrected and re-inspected, and nothing can be closed up until it passes, which delays every trade behind it. It is largely avoidable by having the work genuinely finished when the inspector arrives rather than nearly finished.

Can I Keep the Existing Kitchen Wiring?

Sometimes in part, rarely in whole. A kitchen from the 1970s usually has two or three circuits where a current one needs considerably more, and the existing cable may be ungrounded or undersized. Keeping what is sound and adding the rest is normal; keeping all of it usually is not.

Should I Add a Circuit for an Appliance I Might Buy Later?

If there is any chance of it, yes, and rough-in is the only cheap moment. A spare circuit run to a location while the wall is open costs very little. The same circuit added afterwards means opening the wall again and making good.

Does a Bathroom Need Its Own Circuit?

Yes. Bathroom receptacles need a dedicated circuit and GFCI protection, and anything like a heated floor needs its own on top of that. It is one of the requirements most often missing in older bathrooms and one of the easiest to put right during a remodel.

Do I Need a Permit for a Remodel?

The electrical work does, and it is inspected at rough-in and at final. Beyond the safety of it, the record is what a buyer asks about later, and unpermitted work discovered during a sale is one of the more common reasons a closing gets delayed.

Can You Work Alongside Our General Contractor?

Yes, and it is the usual arrangement on larger jobs. They hold the schedule and we hold the electrical scope and the permit. On smaller jobs with no GC we will tell you which dates the rest of the trades need to work around, because the rough-in inspection is the gate.
